What happens on the day
You send photos of the bathroom through the site, and we confirm the scope and the price before anyone books time. On the day the job runs in a set order, so your plumber and tile setter can start on a clean shell.
- We walk the bathroom with you and confirm what is coming out, what stays and where the water is shut off.
- Fixtures come out first: toilet, vanity, sink, mirror, tub or shower unit and accessories.
- Wall tile and the board behind it come off down to the studs. Ceiling finishes come down if they are in the scope.
- Floor tile and underlay are lifted down to the subfloor.
- Debris is bagged or carried out in pieces along the shortest route and loaded as we go.
- We haul everything away in the same visit and leave the room open, ready for rough-in.
What we take and what we do not
A gut covers everything that is a fixture or a finish. It does not cover anything that is part of the structure, the piping or the wiring.
A cast iron tub is the fixture that surprises people. It is dense enough that it is usually broken up in the room before it is carried out, and its weight counts toward the load. A 1/2 load carries a 500 kg weight allowance. Past the allowance, weight is billed at $250 per tonne from the scale ticket.
We do not take paint, propane, chemicals or asbestos. If the cupboard under the vanity holds old cleaners or paint, set them aside for a household hazardous waste drop-off.
What changes the price
The posted price is from $1,200 for a standard bathroom, and your photos move it from there. These are the things that add time, weight or both:
- Mud-set tile. Tile set in a thick mortar bed on a floor or shower wall takes far longer to break out than tile set in adhesive on board, and the mortar adds weight.
- Cast iron tubs and stone-topped vanities, which are heavy and awkward to carry.
- Plaster and lath walls. They come down in heavy pieces and make more dust and debris than drywall.
- Stairs and carry distance. A third-floor bathroom with no elevator takes more labour than a main-floor one beside the front door.
- Size. An ensuite with a large tiled shower produces far more debris than a small hall bathroom.
- Floors on their own. Tile removal without the rest of the gut is posted at $3 per sq ft, $400 minimum. Disposal billed by weight.
| Job | GTA companies and price guides we checked | Issa posted price |
|---|---|---|
| Full bathroom gut to studs, disposal included | Most $1,200 to $2,500; some planning ranges reach $4,000 | from $1,200 |
| Partial bathroom: vanity, toilet, tub or tile only | $500 to $1,000 | Quote from photos |
| Tub removal only | $50 to $500 | Quote from photos |
| Floor tile removal | $2 to $5 per sq ft; most $3 to $3.50 with disposal | $3 per sq ft, $400 minimum |
What you can do before we arrive
A little preparation keeps the job short and keeps the quote from changing on the day.
- Turn the water off to the bathroom. If supply or drain lines are staying live, have your plumber cap them first.
- Empty the room: towels, toiletries, shelves, mirrors and anything you want to keep.
- Clear the route from the bathroom to the door, including the hall and stairs.
- Tell us about parking. A driveway or a spot near the door shortens the carry. In a condo, book the elevator ahead of time.
- Point out anything fixed that you want to keep, such as a window, a recessed medicine cabinet or a heated floor mat.
- Ask about same-day service if the schedule is tight. It is plus $50 when we can fit it in.
Toronto rules for a bathroom gut
Permits. The City of Toronto lists "demolish or remove all, or a portion of a building" as work that needs a building permit. It lists adding or removing walls and installing or modifying plumbing systems the same way, and it lists "repairing and replacing plumbing fixtures" as work that does not. The page does not say how it treats stripping finishes and fixtures out of a room, so ask Toronto Building about your exact scope before you book, especially if you plan to move the tub, the toilet or a wall.
Asbestos. A home built before about 1990 can have asbestos in plaster, vinyl floor tile and drywall joint compound. Health Canada recommends that you hire a professional to test for asbestos before renovating, and a qualified asbestos removal specialist if the test finds any. Ontario Regulation 278/05 applies to the constructors, employers and workers on a project whether or not asbestos is known or suspected. If we find suspect material, we stop. Testing is your cost, and we never remove asbestos.
Plumbing and electrical. Plumber is a compulsory trade in Ontario, and only an electrical contractor with an Electrical Safety Authority licence, or an electrician that contractor employs, can be hired to do electrical work in your home. Capping or moving pipes and disconnecting circuits is for those trades, not for demolition.

Questions
Our posted price is from $1,200 before HST for a gut to the studs, with hauling of up to a 1/2 load included. GTA companies and guides we checked in October 2026 posted $1,200 to $2,500 for most full bathroom gut jobs with disposal. Mud-set tile, a cast iron tub or a long carry add to the price.
It covers taking the fixtures, the wall and floor finishes and any ceiling finishes out of the room, and hauling the debris away in the same visit. Includes hauling up to a 1/2 load. Weight over the allowance is billed at $250 per tonne from the scale ticket.
Yes. A cast iron tub is usually broken up in the bathroom before it is carried out, because of its weight. The weight counts toward the load, and anything past the allowance is billed at $250 per tonne.
It depends on the scope. Toronto requires a building permit to remove a portion of a building, to add or remove walls, and to install or modify plumbing systems. Replacing plumbing fixtures does not need one. Ask Toronto Building about your exact plan before work starts.
We stop work. Homes built before about 1990 can have asbestos in plaster, vinyl floor tile and drywall compound, and our prices assume none. Testing is the owner's cost, and a qualified asbestos removal specialist has to deal with any material that tests positive. We never remove asbestos.
If the supply and drain lines stay live behind the walls, yes. Have the water off, and have a plumber cap any line that must stay in service, before the day. We take out the fixtures and finishes, not the piping.
Sometimes. Same-day service is plus $50 on top of the quoted price, and we confirm it once we have your photos and know the scope. The earlier in the day you send them, the better the chance.
