What bathroom demolition costs in Toronto

Most Toronto bathrooms are small, but the price of taking one out depends on how much comes out and how heavy it is. A vanity and toilet swap is a different job from a gut to the studs with the tub, tile and drywall gone.

The figures in the middle column below are what GTA companies we checked posted in October 2026. Ranges are for a standard bathroom of about 5 by 8 feet unless the row says otherwise. Our posted prices sit beside them so you can compare like with like. Check whether any company's range includes disposal and HST before you compare two numbers.

What moves the price up or down

A bathroom is the densest room in the house. Fixtures, tile, a mortar bed, a tub and wet drywall all weigh far more than the same volume of kitchen cabinets. These are the details that decide where your job lands.

Full gut versus partial

A full gut takes the room back to the studs and subfloor: fixtures, tile, vanity, drywall or cement board and flooring. A partial strip takes out only some of that, usually the vanity, toilet and one finish. Companies that post both put the partial at $500 to $1,000 and the full gut at $1,200 to $2,500 with disposal.

If you are keeping the tub and the wall tile around it, say so in your photos. It changes the quote more than any other single detail.

Tub only

Taking out one tub is a small job with a wide range, $50 to $500 in Toronto guides, because the range covers everything from a light acrylic tub to a cast iron one in a tight bathroom.

Cast iron tubs

A cast iron tub commonly weighs more than 100 kg, and it sits against walls that were built around it. It is usually broken up in the room and carried out in pieces. That is slower than lifting out an acrylic tub, and the weight counts toward your load. A Toronto demolition guide names a cast iron tub, heavy tile and a wet subfloor as the reasons a bathroom lands at the top of its range.

Mud-set tile

Older houses often have tile set in a thick bed of mortar rather than on cement board. The tile and the mortar come up together in heavy chunks, and the floor is slow to break out without damaging the subfloor. Expect a mud-set floor to cost more and weigh more than tile glued to a board. Photos of the floor edge near the door or tub usually show which one you have.

Plaster and lath

Many older Toronto homes have plaster over wood strips instead of drywall. It comes down as heavy, dusty debris, and the dust is a reason to confirm what is in the plaster before you start. We did not find a reliable demolition-only price per square foot for plaster and lath in Toronto, because most published figures bundle in new drywall. Send photos and we price the walls you actually have.

Asbestos in older bathrooms: testing, cost and what happens if it is found

Homes built before about 1990 can contain asbestos in plaster, vinyl floor tile, popcorn ceilings and drywall joint compound. A bathroom often has two or three of those in one small room, so the test is worth doing before the quote, not after the walls are open.

Our demolition prices assume no asbestos. Testing is your cost, and we do not remove asbestos. A professional visit with one to three samples ran $300 to $500 in the Ontario and Toronto cost guides we checked, and a lab alone charged $30 to $75 per sample. Standard lab turnaround is several business days unless you pay for a rush.

Ontario Regulation 278/05 sets the rules for asbestos on construction projects. It exempts the owner of an owner-occupied private residence from the owner's duties, but it still applies to the contractor and the workers doing the job. Under it, demolishing part of a building goes ahead only after asbestos-containing material that may be disturbed has been removed to the extent practicable. If material turns up that was not in a report, the contractor has to notify an inspector at the Ministry of Labour and the owner, and no work that disturbs that material goes ahead until it has been tested or is handled as though it were asbestos.

The regulation also grades the work. Removing less than one square metre of drywall with asbestos-containing joint compound is a Type 1 operation. Removing one square metre or more is Type 2. A bathroom wall is larger than one square metre, so a positive test on the compound changes the job from a tear-out to abatement.

  • If the test is clear, the tear-out goes ahead at the quoted price.
  • If the test is positive, abatement is a separate trade with its own price. The Ontario cost guides we checked listed $2,000 to $4,000 for a small bathroom with vinyl floor tile.
  • If something unexpected shows up mid-job, we stop, you get it tested, and we pick up again once the result is in.

Disposal and weight

Includes hauling up to a 1/2 load. A half load (about 8 cu yd) carries 500 kg of included weight. A standard bathroom gut usually fits inside that, but tile, mortar and a cast iron tub can be heavy enough that it does not.

Weight over the allowance is billed at $250 per tonne from the scale ticket, so you pay for the actual weight and not a guess.

Tear-out and haul-away happen in the same visit, so there is no bin to rent and no second company to book. If you plan to hire one company to demolish and another to haul, add the cost of a bin or a pickup to your comparison.

Worked example: a 5 by 8 bathroom with a heavy floor and a cast iron tub

Say the house was built in the 1960s, the test came back clear, and you want the bathroom taken to the studs. The floor is mud-set tile and the tub is cast iron. The debris weighs 800 kg on the scale, which is 300 kg over the 500 kg a half load includes.

Example bathroom gut, before and after HST
LineAmount
Bathroom gut to the studs$1,200
Weight over the allowance: 300 kg at $250 per tonne$75
Subtotal$1,275
13% HST$165.75
Total$1,440.75
The weight line is an example. The scale ticket sets the real figure, and a lighter bathroom with no overage comes to $1,356 with HST. The asbestos test, if you order one, is paid to the lab or tester and is not on this invoice.

Ways to spend less, and what to leave to someone else

You can lower the cost of a bathroom demolition without touching the walls yourself. The expensive parts are weight, access and surprises, and each has a cheaper path.

  • Take out the light items yourself: mirror, towel bars, accessories, shower rod and cabinet doors. They add little weight, but they are items someone has to carry.
  • Shut off the water to the bathroom, and have a plumber cap the lines if they will stay open between demolition and the new rough-in.
  • Send photos of the floor edge, the tub and the wall behind it. A quote from photos is firmer than one made on the phone.
  • Test first if the house is older. A clear result avoids a stop mid-job.
  • Clear a path from the bathroom to the door, and tell us about stairs. Carrying debris down two flights takes longer than out a ground-floor door.
  • Leave the tile and the tub to us unless you have done it before. Breaking cast iron or mortar by hand is where people get hurt and where subfloors get damaged.

Do you need a permit in Toronto?

Toronto's building permit page lists demolishing or removing all or a portion of a building, and adding or removing walls, among the projects that need a building permit. It lists repairing and replacing plumbing fixtures, and installing cabinetry and millwork, among the work that does not. The page says its list is not exhaustive and that judgment should be used.

Taking out fixtures and finishes sits between those two lists, and the page does not say that a finishes-only strip is exempt. If your plan removes or moves a wall, or changes the plumbing layout, check with Toronto Building before the work starts. The building owner is responsible for complying with all building requirements.

Questions

  • GTA companies we checked in October 2026 posted $1,200 to $2,500 for a full gut with disposal, and $500 to $1,000 for a partial strip. Our posted price for a full gut is from $1,200 before HST. Includes hauling up to a 1/2 load.

  • Toronto guides we checked listed $50 to $500, with cast iron at the top of that range because of its weight. Tub removal is quoted from photos, since the material and the access decide the price. Send a photo of the tub and the doorway it has to leave through.

  • A professional visit with one to three samples ran $300 to $500 in the Ontario and Toronto cost guides we checked, and a lab alone charged $30 to $75 per sample. The test is your cost. Our prices assume no asbestos, and we stop work if suspect material turns up.

  • We do not remove asbestos, so the tear-out does not go ahead on that material. A separate abatement trade handles it, and Ontario cost guides listed $2,000 to $4,000 for a small bathroom with vinyl floor tile. Once the area is cleared, the demolition can be quoted again.

  • Yes. The tile comes up with a thick mortar bed, which is slow to break and heavy to carry. The extra weight is billed at the scale-ticket rate once it passes the allowance, and photos of the floor edge let us price the labour before we arrive.

  • Includes hauling up to a 1/2 load, and tear-out and haul-away are one visit. Weight over the allowance is billed at $250 per tonne from the scale ticket. There is no bin to rent.

  • Yes. Every price on this page is before 13% HST. In the example above, $1,275 becomes $1,440.75 once HST is added.
